Dues drop box for Owner's Payments

The payment drop box is now located on the building at 8D next to  the Manager's drop box.  Feel free to put your payments in the box... it is LOCKED but please NO CASH payment!  Your owner's dues are due on the 1st of each month. A late fee of $50 will be charged to the account if payments are not received by the 15th.   
2019 Pool Season

Warmer weather is on the way (or so they say).   Pool opening is expected to be on or about May 27th.  As usual the opening is dependent upon timely inspection by the N.M. Environmental Dept.    Taylor has just about completed painting the interior of the pool and portions of the deck.With current weather conditions (rain and cool temps) the drying of the paint may take longer than expected which could delay the opening.  The  condition of the deck is in part a result of the dragging of chairs across the paint.  
Changes to Late Charge Date & Dues Increase for 2019

The Board of Directors voted on 4/9/19 to change the date a Dues/Roof Assessment payment is considered to be late.  Payments are still due on the 1st of the month but are now considered late and subject to $25 late fee if not received by the 15th of the month. 
Roof Project

 Roofing project on building #5 should begin around May 29, 2019.  Each of the remaining 14 buildings will be done over the next 8 years as funds are available.    Assessment is made by our Manager with input from the Board and the contractor  to determine which building is done next.   We are being pro-active rather than having to say, "we should have started sooner".    Please be assured that your investment is being protected.  The board has awarded the contract for the roof on building #5 to A-1 All Weather Roofing.
After a thorough evaluation by A1 All Weather Roofing there are several major issues with the roof of units 7C and 7D. Rather than spending money for a temporary fix the board decided to hold the replacement on Bldg 3 and put the new membrane roof on half of building 7 (units C & D). The board hopes that if funds are available near the end of the summer the A & B units will be covered with membrane also to complete building 7. The board will then reevaluate the  condition of the remaining roofs and prioritize them for  repair.

CONGRATULATIONS!   The Livingston Family's newest member was born Wed, Mar. 20th.  Corey has a new brother to pester. 
The Manager for the Complex is Taylor Livingston. He can be reached at 505-327-1005.  He and his family live in Aztec.   As  Manager, Taylor is available 24/7 for EMERGENCIES.  Emails may be sent to manager@ccvhoa.net.     Please be considerate by calling him about NON-EMERGENCY requests during reasonable weekday hours.

 1) If you are planning to use the fireplace in your unit please file your Chimney Inspection Report with the Manager of the Association.
2)  Freezing temperatures can cause pipes to burst.  Pipes located anywhere other than an interior wall need special attention. 
      a)  leave under cabinet doors open (ie. beneath the kitchen sink) 
      b)  during times when you are gone, keep thermostats turned high enough to avoid freezing temps                 inside the  walls    
      c)  water lines feeding washing machines may need to be shut off or additional insulation added
3)  Roof Leaks and ceiling damage should be reported to the manager promptly. Reporting damage early allows the Association to have the roof repaired before further damage occurs to the roof, inside ceilings and walls. 
 4)   Once irrigation has been turned on, please help by reporting  any leaks in the sprinkler system that you happen to see to the manager.
New Insurance Carrier

The HOA Board of Directors have engaged AVI Risk Management/Travelers Ins Group as the Business/Liability carrier. 
Security Monitors

The main entrance to the complex is now equipped with a surveillance camera for security purposes.  There is a camera mounted at the hot tub/pool area as well. Please be aware that this camera is for the sole purpose of documenting activity for security purposes and is NOT BEING MONITORED FOR SWIMMERS SAFETY.  
Dish mounts on Bldgs with New Roof

Owners of Buildings #6, #10, #11, #12 #15 and #16  are responsible for contacting their service providers and ensuring that any satellite dish on those roofs are properly mounted.  The Association invested in roof mounts for the purpose of protecting the newly installed membranes on those building.  It is imperative that any abandoned dishes be removed when a tenant / owner moves from the unit.  Fines will be assessed if unit owners are not in compliance with this requirement.   Please call Taylor Livingston (Mgr. 505-327-1005) if you or your provider have questions. 
Trim and Flashing Project

Wood trim project on buildings 1 thru 15 are complete.  This leaves only 4 buildings (17 thru 20) to be completed. 2019 budgeted funds have been used and the remaining four buildings should be budgeted in 2020. The new trim looks so much nicer than the old peeling wood trim.  All buildings will be trimmed as time and funds permit with the decision as to which building is "next" based primarily on the overall appearance.
