MAINTENANCE REMINDERS:
Posted on Jan 11th, 2019
 1) If you are planning to use the fireplace in your unit please file your Chimney Inspection Report with the Manager of the Association.
2)  Freezing temperatures can cause pipes to burst.  Pipes located anywhere other than an interior wall need special attention.
      a)  leave under cabinet doors open (ie. beneath the kitchen sink)
      b)  during times when you are gone, keep thermostats turned high enough to avoid freezing temps                 inside the  walls
      c)  water lines feeding washing machines may need to be shut off or additional insulation added
3)  Roof Leaks and ceiling damage should be reported to the manager promptly. Reporting damage early allows the Association to have the roof repaired before further damage occurs to the roof, inside ceilings and walls.
 4)   Once irrigation has been turned on, please help by reporting  any leaks in the sprinkler system that you happen to see to the manager.

Dish mounts on Bldgs with New Roof
Posted on Jun 28th, 2018
Owners of Buildings #6, #10, #11, #12 #15 and #16  are responsible for contacting their service providers and ensuring that any satellite dish on those roofs are properly mounted.  The Association invested in roof mounts for the purpose of protecting the newly installed membranes on those building.  It is imperative that any abandoned dishes be removed when a tenant / owner moves from the unit.   Please call Taylor Livingston (Mgr. 505-327-1005) if you or your provider have questions.
Trim and Flashing Project
Posted on Mar 24th, 2018
Wood trim project on buildings 1 thru 15 are complete. Work on building #14 has started and should be completed by the end of March 2019, weather permitting. This will leave only 4 buildings (17 thru 20) to be completed. Budgeted funds for 2019 have be used and the remaining four buildings should be budgeted in 2020. The new trim looks so much nicer than the old peeling wood trim.  All buildings will be trimmed as time and funds permit with the decision as to which building is "next" based primarily on the overall appearance.
Roof Project
Posted on Mar 13th, 2018
Work on the flat roof section of Building 6 has been completed.   Each of the remaining 14 buildings will be done over the next 8.5 years as funds are available.    Assessment is made by our Manager with input from the Board and the contractor  to determine which building is done next.   We are being pro-active rather than having to say, "we should have started sooner".    Please be assured that your investment is being protected.  The board is looking at less expensive options and hope to have a decision by the time the funds for the next building are available.

The roof on Building #5 is scheduled to be done during Summer of 2019.
