Amendment to By-Laws

The proposed amendment to CCV HOA By-Laws was passed by owner mail-in ballot vote. The owners returning ballots voted 63 to 11 in favor of changing the minimum length of occupancy to 90 DAYS. The amendment will be posted on the Document tab of this website as soon as it is available.
Main Gate Secure Entry Survey

The results of the Survey questionnaire mailed to all owners was as follows:
41 voted NO
33 voted YES
to the question posed: Would you like for the Board to pursue the installation of a secure main gate with chip enabled entry.
Informational Documents Required of ALL Tenants

Action was taken at the Nov 2019 Board Meeting to better ensure the safety of all residents. New Rule governing the informational packet required from all owners/property managers is now in effect. In summary, IMMEDIATELY upon rental of a unit, all owners and property managers are required to submit to the Manager the information packet for new tenants; this packet includes (but is not limited to) names, vehicle identifying information, acknowledgement of rules in effect for the condos. This Rule may be viewed in its entirety at DOCUMENTS/ Rules on this website. Failure to comply will results in FINES to the owner of the unit.
Roof Tile Policy

At the Nov meeting, the Board of Dir voted to implement a new Roof Tile Policy. Policy includes requirements of owners to notify manager whenever ANY maintenance personnel are scheduled to access the roof of ANY unit. FINES will be assessed for failure to comply with this new policy. This entire policy can be viewed by going to Documents/ Policies on this website.
Attachments to Buildings

Due to maintenance issues arising from penetration of the new metal trim on several buildings, the Board decision on Oct. 8, 2019, is as follows: No one is allowed to attach ANYTHING to either the metal or wood trim or to the stucco of the buildings. Anything currently attached needs to be removed. Penetration of the metal trim will result in a $50 fine per event. Repair of the metal trim and stucco walls will be billed to the owner of the unit.
FIREWORKS within the complex

Discussion at the recent Board Meeting concerning fireworks within the complex resulted in a unanimous decision to NOT ALLOW this activity. Please find an appropriate place outside the complex to enjoy this celebration.
Board of Directors

Roofing membrane project on building #5 is complete. The final cost of the membrane installation cost $31, 500, roughly a saving of $11,000 over what Basin was charging.
The roofs of units 7C & 7D is the next project. The current roofing problems of these two units are extensive. The board decided to put membrane on only half of building 7 and save money in the long run. This work has already started.
The board is hoping funds will be available later in the year to finish building 7 (A & B).
Dues drop box for Owner's Payments

The payment drop box is now located on the building at 8D next to the Manager's drop box. Feel free to put your payments in the box... it is LOCKED but please NO CASH payment! Your owner's dues are due on the 1st of each month. A late fee of $50 will be charged to the account if payments are not received by the 15th.
Changes to Late Charge Date & Dues Increase for 2019

The Board of Directors voted on 4/9/19 to change the date a Dues/Roof Assessment payment is considered to be late. Payments are still due on the 1st of the month but are now considered late and subject to $50 late fee if not received by the 15th of the month.Read More >>
